Public sources disagree on exact boundaries, so verify the zoning for the specific property with the district before you write an offer.

Gates work the same way. They belong to individual enclaves, not to the whole neighborhood. The Fairways, WatersMark, The Ridge, The Foothills, and Amarra are gated enclaves. The older Estates sections are a different structure with much lower HOA dues. Parts of Barton Creek are gated. Parts are not.

In Barton Creek, that question gets answered at the section level. I have sold a $3.04M home on Balcones Drive and closed about $23.7M in volume so far in 2026, and the pattern holds across price points: buyers who understand the structure before they shop make cleaner offers than buyers who learn it mid-negotiation.

I'll be honest about what I cannot do from a screen. Two homes a mile apart in Barton Creek can be very different buys, because the gate, the dues, the school assignment, and the lot all change from one to the next. Public sources even disagree on where the Eanes lines fall. I would rather tell you to verify an address than guess and be wrong.
