In most of West Austin—Westlake, Bee Cave, Barton Creek, Lakeway—$1.5M buys a newer or recently remodeled home with space, a yard, and a three-car garage. In LA, that same number might get you a two-bedroom near the beach or a modest home in the Valley. Property taxes are higher here (around 1.7–2.0%), but even factoring that in, the monthly carrying cost is dramatically lower when you consider price per square foot and insurance rather than pure price tag.

Everyday living feels different
Groceries, healthcare, and utilities run about 5–10% less in Austin than in Los Angeles. But the real difference comes in hidden costs. Parking is free almost everywhere. Childcare is more available. You don’t tip a valet every time you go to dinner. A 15-minute drive in Austin actually takes 15 minutes—not 45.

The tax advantage
Texas has no state income tax. That’s a big number. For families earning $300K+, this often means $20K–$30K in annual savings, which can go straight into home upgrades, travel, or college funds. Property taxes offset part of it, but not all. Net, most families still come out well ahead.

The cost of space and time
In LA, space is a premium. In West Austin, it’s the default. You’re not paying extra for a driveway, a view, or a quiet street—it’s built into the landscape. The tradeoff? Utility bills can be higher in summer, and lawns need maintenance, but the quality-of-life gain is immediate. Having room for guests, a home office, or a pool without doubling your mortgage—that’s the real win.

Where the money actually goes
In Los Angeles, much of your cost of living is tied to proximity and scarcity. In West Austin, it’s about experience and lifestyle: lake days, backyard hangouts, and short drives instead of long commutes. Most relocating families report spending about the same monthly—but feeling like they live twice as much life for the money.

My take
If you’re moving from LA, you won’t just save dollars—you’ll reclaim hours, square footage, and breathing room. The numbers make sense, but what really sells people is the pace. You get to keep ambition and upgrade your life at the same time.
